Garage Conversion
scope.

Converting a garage into a legal ADU is not a weekend project. California building code requires the finished unit to meet the same standards as any new dwelling — structural, thermal, plumbing, electrical, fire safety, and energy compliance. Here is what the conversion actually involves.

Planning

Scope before site work

Design, feasibility, and the permit path get sorted before a shovel touches the yard.

  • Foundation assessment and reinforcement
  • Wall framing upgrades for insulation and drywall
  • New exterior door and window openings for egress and natural light
Handoff

Finish and handoff

Final inspections, utility connections, and owner walkthrough are part of closeout.

  • Drywall, paint, and trim throughout
  • Flooring — LVP, tile, or hardwood
  • Exterior stucco or siding to match the main house

Starting from $90k · Typical timeline: 12–16 weeks. Common cost additions include foundation reinforcement ($8,000 to $20,000), fire sprinklers ($3,000 to $8,000), separate utility meter ($2,000 to $5,000), and parking replacement when required ($5,000 to $15,000).
Parking

What about parking?

Converting a garage eliminates covered parking. Some LA neighborhoods require you to replace it — others do not. Under California state law (Government Code 65852.2), cities cannot require parking replacement for a garage conversion ADU if the property is within half a mile of a public transit stop, in a historic district, in a permitted on-street parking area, or when on-street parking permits are available to occupants. In practice, most properties in Los Angeles, Thousand Oaks, Calabasas, and Encino qualify for at least one of these exemptions. When parking replacement is required, we typically add a new driveway pad or carport — the cost ranges from $5,000 to $15,000 depending on the lot. We check the parking requirement during the feasibility walk so it is priced into the proposal from the start.

Process

How this
work moves.

Garage conversions are typically faster than new-build ADUs because the foundation and walls already exist. Most projects finish in 12 to 16 weeks from contract to certificate of occupancy.

01
Weeks 1-2

Feasibility and design

We inspect the existing garage — foundation depth, wall condition, ceiling height, electrical, and access. Not every garage converts cleanly. Some need significant structural work. We tell you what is realistic before you commit to anything.

02
Weeks 3-8

Plans and permits

Floor plan, structural engineering, Title 24 energy calcs, and city submittal. Garage conversions often move through plan check faster than new construction because the footprint already exists. LADBS typically reviews conversion plans in 6 to 10 weeks.

03
Weeks 6-14

Construction

Foundation reinforcement (if needed), framing, rough plumbing and electrical, insulation, drywall, finishes, exterior work. Inspections happen at each stage — foundation, rough framing, rough MEP, insulation, final.

04
Weeks 12-16

Final inspection and handoff

Building department final, utility connections, appliance install, owner walkthrough. You get a certificate of occupancy and a finished unit.

What does garage conversion
cost in Los Angeles?

Most garage-to-ADU conversions in LA run $90,000 to $200,000 depending on the condition of the existing garage, scope of structural work, finish level, and city requirements. A standard two-car garage conversion typically lands around $120,000 to $160,000. Per-square-foot costs generally run $200 to $350 — lower than new-build ADUs because the foundation and exterior walls already exist. Typical timeline: 12-16 weeks.

Common Questions

Garage Conversion
FAQ.

Is a garage conversion cheaper than building a detached ADU?
Usually yes. Garage conversions start around $90,000 to $200,000 because the foundation and exterior walls already exist. A detached new-build ADU of the same size typically costs $200,000 to $400,000. The savings come from not having to excavate, pour a new foundation, or build the shell from scratch.
Can I convert a one-car garage into an ADU?
Yes. A standard one-car garage is roughly 200 to 250 sq ft — small but legal as a studio or junior ADU. California law allows junior ADUs up to 500 sq ft, and studio layouts with a kitchenette and bathroom can work well in this footprint. We have built studio conversions starting at $90,000.
Do I need fire sprinklers for a garage conversion?
In most LA jurisdictions, yes. ADUs — including garage conversions — are required to have fire sprinklers under current California building code. The cost is typically $3,000 to $8,000 depending on the unit size and water supply. We include this in every proposal when it applies.
How long does permitting take for a garage conversion?
LADBS typically reviews garage conversion plans in 6 to 10 weeks. Cities like Calabasas, Thousand Oaks, and Pasadena vary — some are faster, some add an additional review layer. We pull permits as part of our service and manage the plan check process.
Will my property taxes increase?
Yes. Adding a permitted ADU increases the assessed value of your property, which raises property taxes. Typically the increase is based on the construction cost — so a $150,000 conversion might add roughly $1,500 to $2,000 per year in property tax. The rental income from the unit generally more than offsets this increase.
Can I convert my garage if it is attached to the house?
Yes. Attached garages convert into attached ADUs. The shared wall with the main house needs to meet fire separation requirements — typically one-hour fire-rated construction. We handle the fire separation, structural, and soundproofing work as part of the conversion.
